With the spring market in full bloom, you may want to pull the trigger on getting your house sold to make your next move.

This is the best time of the year for sellers. Demand is on the rise, and the average time it will take to sell a home is half of what it was just last January.

If you decide to list your house, in addition to purging, cleaning, painting and staging, you may want to add a showing routine to your day. The last thing you want is to leave for work one day and get a call for a showing appointment. And you’re not ready. Here’s how to avoid this situation.

Clear the decks: Every evening or every morning, clear all the counters and tables of any sign that you actually eat, sleep, bathe and play in your house. Collect all the evidence of functional human existence and deposit it in the dishwasher, a big plastic bin, a closet, the pantry or a cabinet.

Don’t leave the bin in the middle of the kitchen. You want to hide it.

Swab the decks: Clean off all of the newly cleared surfaces. Run the vacuum over the carpet, wood and tile. Run the squeegee over the shower enclosure to get rid of all the water drops.

Replace the staging pieces: Just like you might designate a plastic bin for the tools and toys you use on a daily basis, you may want a similar bin with your staging items.

This should include the dishes and glasses you use to set the table to make it look like a fancy restaurant, and the lovely bed tray with two tea cups and a vase with a rose on your bed. Adjust all the pillows and throws on the chairs and couches so no one will ever suspect that you hosted movie night or binge-watching of “The Marvelous Mrs. Mazel.”

Make all the beds: Whether or not it is your custom to make all the beds in your house each morning, this will need to become your new normal. This will include re-positioning all of the deftly color-coordinated pillows and throws back on the beds, not on the floor. Consider giving the bed in the master bedroom five-star-hotel quality turn-down service before you place the tray with the cups and roses.

This may add another half an hour to the beginning of your day, it will not be fun and you will not want to keep doing it. But when you get that call at 10 for a showing at 2, you’ll be glad you did.

All you have to do is turn on the lights and music from the app on your phone, and you’ve set the best possible trap for those buyers.
