The New Year should start off with a bang for sellers, according to real estate economist and Reports on Housing author Steven Thomas.

Thomas’ data indicates our very hot sellers’ market will continue through the next summer, cooling a bit from fall to the end of the year.

Why? High demand, low inventory, and low-interest rates.

Here are a few of my tips for sellers and buyers to help navigate another busy year for home sales. And since it looks like safety restrictions will be with us well into 2021, these tips keep those protocols in mind.

Maximize technology

For sellers, this means doing all the upgrades and staging you can manage, then putting your hard work and hard-earned money on steroids. Get professional photos, including twilight shots. Toss in the drone shots as well, still photos and a video tour.

Of course, make sure all of your festive holiday decorations (both inside and outside) are taken down and stored away before you book the appointment with the photographer. And make sure the photographs that are taken are compatible with whatever 3-D program you and your agent choose to use.

Also, make sure your pictures can be used with the virtual staging service you choose if you need to go that route for one or more of your rooms.

After taking all of these steps, you should end up with compelling images of your entire house and the yard in relation to where it is located in your neighborhood. The 3-D video will help prospective buyers navigate their way through the inside and outside of your home.

All of these visuals should be uploaded into the listing information into whatever Multiple Listing System prevails in your local market, of course.

Don’t forget the extras

Consider the benefits of including the home’s floor plan, too, a list of any and all recent upgrades, little-known neighborhood features, and photos of your home during the spring and summer months for extra appeal to buyers.

Once your house is listed for sale in the MLS, consider having your agent host a virtual open house. Then get ready for multiple offers to come in and have a strategy for dealing with those.

Buyers’ eyes

For buyers, learn how to navigate all of the platforms you use to find home listings. Go through every single photograph provided. Watch the video.

Learn how to use the 3-D tour and visit every room you can. And look for those supplemental documents like the list of upgrades, the floor plan and the COVID safety precautions.

Get your financial documents in order, including updating your pre-approval letter and proof of funds. It’s going to be a battle out there as inventory is slim, so prepare appropriately.
